A: Extensive hands-on help with preparation of your home, market analysis, interior and exterior photographs of your home, full color, 2-sided brochures with photos, advertising on 7 internet sites, advertising in all the real estate magazines, proactive buyer marketing of your home, marketing blitz, and weekly written reports to you. Q: What areas do you service? A: Denver and surrounding areas, including metro Denver, all suburbs, Douglas county, Elbert county, Jefferson county and more. Q: Do you work with first-time home buyers A: Yes. I have worked with many first-time buyers. I am familiar with all the first-time buyer loan programs, as well as the “zero down” programs. I have 13 years’ experience helping buyers, and I can explain the process to you in plain English so you will understand what is going on and feel comfortable with the whole process. Q: When are you available? A: 24 hours a day, 7 days a week, 365 days a year! Q: How many years have you been selling real estate? A: Over 13 years. Q: What will you do for me that other Realtors won’t? A: Well, for starters, I will listen to you. I will actually get to know you so that I can help you get what you want and need. Knowing your goals allows me to help you achieve them. I am not afraid to get my hands dirty to help you with a task you need help with, or don’t have time for. I will be there for you when you call, and respond to your requests in a timely manner. I will communicate with you directly. You will never be have to “speak to my assistant.” I will aggressively market your property in every way, and to everybody that is looking for a home like yours. I will negotiate with bared teeth on your behalf! And I won’t forget you once we close! Q: What sites do you advertise your homes on, on the internet? A: On my sites, of course! But also, on Realtor.com, Homeseekers.com, recolorado.com, homegain.com, mymls.com, homeadvisor.com, and more! Q: Where do you advertise your homes in print? A: Homes Illustrated, Homes and Land, and The Real Estate Book. These are the real estate magazines you see in the racks in front of the grocery stores, on street corners, and at the front of department stores. Q: What is the length of your listing agreement? A: Three months. Q: What if I’m not satisfied with your services? A: If you find you are not satisfied with my services, I ask that you tell me what you are not satisfied with, then allow me 24 hours to correct it. If you are still not satisfied, I offer an easy exit clause in all my listing agreements. The easy exit clause states that “if at any time you are not completely satisfied with my services, you can cancel the listing agreement, and I will immediately come and get my sign and lock box and remove your home from the MLS”. I will release you from our listing agreement, and you owe me nothing. Q: When I call, will I talk to you, or to one of your assistants? A: You will always speak to me. You hired me, not my assistants. Q: Will your internet advertising of my house include pictures? A: Yes! Interior and exterior. And as many photos as we can, that offer any photographic value. Q: Can you tell me what I need to do to get my home ready for sale? A: Yes. Q: I thought the standard commission was 6%. How is the commission decided, and will I get less service because I am paying you less? A: There is no standard commission. Every Realtor decides for themselves what they will charge. You will get the very best service from me, even though I only charge 4.9%. I believe that 4.9% is a fair commission rate. It provides enough money to do top rate marketing of the property, and is still profitable enough to allow a good income. Q: Does your commission of 4.9% include the Buyer’s agent co-op? A: Yes. The 4.9% is broken down like this: 2.8% to the Buyer’s agent, and 2.1% to me. The Buyer’s agent gets the same co-op commission they would get from any other home. Q: Why do you charge less commission? A: It just feels like a fair deal for my clients and for me. Q: I’ve heard “You get what you pay for”. Will I get less service from you because you charge less? A: No. You will not get less service. In fact, as I mention above, you will get better service, and if you are not satisfied with my services, you can cancel the listing agreement at any time, at no cost to you, with my “easy exit clause.” Q: Will other brokers still look at my home, since you are getting paid less commission? A: The other broker will get the same commission they would get from selling any other home. I am the one who takes the discount. The other broker does not know what commission I am charging you. |
